Senior Manager, Property & Corporate Security who provides office solutions which support innovative, eco-friendly yet safe working environment, promote healthy living habits

Report to: Chief External Relations Officer

Location: Ho Chi Minh City

Function: External Relation I Department: Property & Corporate Security

Role: Managerial

Roles & Responsibilities
- Lease negotiation, corporate security, facilities maintenance, asset control & office services:_
- Review LOO & lease agreements in both Vietnamese and English version, support legal & P&S in negotiations.
- Build-up, make regular review and have the mandates strictly complied, in line with the corporate procedures for Construction, Fire Safety, Security and Asset Management.
- Maintain library/database of current office set-up e.g. floor plans, tender documents, warranties, photographs.
- Lead the assets control and inventory, including of coding, disposals, moving and acquisition of new assets.
- Lead the facilities management, include the efficient handling of routine cleaning and security for the premises, handling ad-hoc requests, incidents, planning and supervising relocations, and other jobs as needed.
- Project Management:_
- _Lead and manage of all major fit-out/construction/relocation projects
- Search for and advice potential premises to BOM.
- Control of Lease Transaction Memo and/or participate in lease agreement review.
- Work with design vendors for relevant proposals according to the business requirement, updated trends and working with related stakeholders for approvals.
- Verify and consolidate of tender documents including scope of works and/or analyze of tenders and support P&S in technical negotiations.
- Lead the estimation of BOQ, timeline, project supervision and reporting, inc. build up project’s org. chart, procedure and execution to ensure of efficient cost and timeline.
- Coordinate the project commencement and handover with related stakeholders and make report to the management.
- Sourcing and supervise site managers, when needed
- General management:_
- Prepare office development and corporate security plan
- Consolidate and issue annual Capital Expenditure and GOE budgets.
- Find opportunities for cost reduction and optimize utilization: office set up, rearrangement of facilities, fixed assets utilization, etc.
- Propose and give advices on new trends/ concepts/ office solutions to the management for the employee and sale facilities as well as General Agency for setting up and operations.
- Issue and review related SOP according to the Group corporate security guidelines and support business sustainable growth.
- Build up budget and control expenditures for new projects and maintenance program according to the high-level and annual business plan.

Job Requirements
- Education: University graduate in Property or Building management, construction or similar areas. Certification in Building Management or Project Management would be beneficial.
- Architecture / construction engineer education / Project management knowledge is an advantage
- At least 05 years of experience in real estate, office management, 5 years in design, fit-out/ construction projects.
- Managerial experience in office/ facilities management.
- Skillful in working with AutoCAD, Sketchup, PowerPoint.
- Well organized and attentive to details.
- Solution-driven, tasks management
- Strong interpersonal skills, communication and presentation skill
- Adaptability with result-oriented mindset
