Senior Manager, Leasing

The Leasing & Operational Excellence Senior Manager is responsible for overseeing all leasing activities and enhancing operational performance across the corporate real estate (CRE) portfolio.
**Accountabilities**:This role collaborates closely with regional CRE teams, local related stakeholders, and Integrated Facility Management (IFM) oversight to ensure seamless lease transactions, adherence to health and safety standards, and continuous improvement of CRE key performance indicators (KPIs) and processes.
**Key responsibilities**:
**1. Leasing**:
- Lease strategy development:
- Collaborate with regional CRE and local business leaders to forecast space requirements and develop leasing budgets.
- Oversee leasing external agencies and collaborate to benchmark market rates, negotiate key deal terms, and propose lease decision.
- Lease portfolio administration:
- Manage the full lease lifecycle: budgeting, RFP, site selection, term negotiation, contracting, payment, etc.
- Maintain an accurate lease database (renewal dates, escalation schedules, options).
2. **Operation Excellence**:
- Asset Management: perform asset management for all responsible premises
- CRE Processes:
- lead the maintaining of all CRE related procedures, standards, and guidelines with coordinating with CRE process owners and internal stakeholders and ensuring they are regularly updated and complied with local regulations, corporate policies, and procedures
- collaborate with internal departments such as Compliance, Risk Management, Line 1B, etc., in conducting suitable training and performing risk monitoring activities in order to enhance CRE operational productivity and compliance, including but not limited to RCSA, department risk registration, and CAPs closing.
- CRE KPI Framework & reporting:
- Define and refine a balanced CRE scorecard covering cost, quality, timeliness, and ESG measures.Reporting & Analytics: produce monthly/quarterly dashboards and deep dive analyses (e.g., cost per m² trends, occupancy rates, vendor performance).
**Job Requirements**:
**Education**:
- College or bachelor's degree in suitable discipline
- General technical knowledge in building management
**Experiences**
- Proven experience in corporate real estate leasing and operational management.
- Knowledge of health and safety regulations and
compliance standards.
- Proficiency in Word, Excel, project management, and report functionalities.
**Competencies**
- Strong negotiation, communication, logical thinking, and
stakeholder management skills.
- Ability to drive continuous improvement and operational
excellence.
- Customer services and positive mindset
- Acts as a role model in teamwork, seeking ways to improve team dynamics
