**Main Responsibilities**
**Strategic Planning and Execution**
- Develop and implement comprehensive sales strategies aligned with the overall business objectives.
- Conduct in-depth market research and analysis to identify target segments and develop effective sales campaigns.
- Support the Sales Gallery & Show Units team and lead sales activities.
- Develop detailed sales plans.
- Monitor market trends, competitor activities, and customer preferences to adjust strategies accordingly.
- Collaborate with the development team and marketing team to ensure alignment between sales and marketing efforts and project timelines.
**Sales Management and Team Leadership**
- Recruit, hire, train, and manage a high-performing sales team and sales administration team.
- Motivate and inspire the sales team to achieve sales targets and exceed expectations.
- Implement effective sales processes, tools to track and analyse sales performance.
**Budgetary and Financial Management**
- Develop and manage the sales budget and support for marketing budget.
- Monitor and control expenses to ensure optimal resource utilization.
- Prepare regular reports on sales performance, expenses, and budget variances.
**Agency Management**
- Recruit and manage external sales agencies
- Oversee agency performance and ensure alignment with the project's goals.
**Customer Relationship Management**
- Build and maintain strong relationships with potential buyers, agents, and partners.
- Provide exceptional customer service and address customer inquiries and concerns promptly.
- Implement effective customer relationship management strategies to nurture leads and close deals.
- Conduct post-sales follow-up to ensure customer satisfaction.
**Requirements**:
- Minimum 10 years of relevant experience in real estate sales and marketing, preferably in high-end residential projects.
- Experienced and established good relationships with real estate agencies
- Strong understanding of the Ho Chi Minh City real estate market, particularly the mid to high-end segment.
- Proven track record of achieving sales targets and exceeding expectations.
- Excellent leadership, communication, and interpersonal skills.
- Strong analytical and problem-solving skills.
- Proficiency in Microsoft Office Suite.
- Knowledgeable in CRM
- Fluency in English and Vietnamese.
- Strong negotiation and presentation skills.
- Ability to work under pressure and meet deadlines.
