**I. Job Purpose/ Mục Đích Công Việc**:
Site mapping and analysis. /Định vị và phân tích mặt bằng
Site negotiations including lease contracts. /Đàm phán để lấy mặt bằng, bao gồm cả đàm phán hợp đồng thuê.
Contact current & new landlords/ developers for updating available sites as well as rental. /Làm việc với chủ nhà hiện tại, chủ nhà mới, chủ đầu tư để cập nhật các mặt bằng có sẵn và giá thuê.
**II. Job Accountabilities/ Trách Nhiệm Công Việc**:
Conduct real estate market research. /Nghiên cứu thị trường bất động sản.
Analyze new potential sites based on company target and site mapping, etc., /Phân tích các mặt bằng tiềm năng dựa theo mục tiêu của công ty và chiến lược định vị mặt bằng
Coordinate closely with site brokers. /Làm việc chặt chẽ với các môi giới mặt bằng.
Have wide connection with site broker networks, office building management and land developers. /Có quan hệ rộng rãi với mạng lưới môi giới mặt bằng, ban quản lý tòa nhà và chủ đầu tư.
Have at least 500 sites on hand in site database. /Có thông tin của ít nhất 500 mặt bằng.
Have good relationships with current landlords/ developers, etc., /Có quan hệ tốt với chủ nhà/chủ đầu tư hiện tại.
Site negotiation. /Đàm phán mặt bằng.
Lease contract negotiation. /Đàm phàn hợp đồng thuê
Contact to current and new landlords for updating available sites as well as rental. /Liên lạc với chủ nhà hiện tại và chủ nhà mới để cập nhật thông tin mặt bằng có sẵn và giá thuê.
Keep track on competitor expansion. /Theo dõi sự mở rộng của các đối thủ.
Prepare site analysis. /Thực hiện phân tích mặt bằng.
Other tasks are as assigned by Site Research Assistant Manager. /Các công việc khác được giao bởi Phó Phòng Phát Triển Mặt Bằng.
**III. Job Requirements/ Yêu Cầu Công Việc**:
University/College graduated/ Tốt nghiệp Đại học/Cao đẳng.
At least 3 years’ experience in real estate & site development/ Có ít nhất 3 năm kinh nghiệm trong lĩnh vực bất động sản và phát triển mặt bằng.
Good communication skills/ Có kỹ năng giao tiếp tốt.
Good performance in teamwork/ Có tinh thần làm việc nhóm tốt.
Loyalty, enthusiasm, dynamic and long-term service aspiration/ Trung thành, nhiệt huyết, năng động và nguyện vọng gắn bó lâu dài với công việc.
Able to work independently and possess a high level of responsibility and commitment/ Có khả năng làm việc độc lập, có tinh thần trách nhiệm và cam kết cao.
Able to work under pressure and overtime/ Có thể làm việc dưới áp lực và làm ngoài giờ.
Willing for business travel as job requirement/ Sẵn sàng đi công tác theo yêu cầu của công việc.
Good time management skills/ Kỹ năng quản lý thời gian tốt.
Ability to use English (speaking, writing)/ Có khả năng sử dụng tiếng Anh (nói, viết).
Good computer literacy (MS Office, Excel, PowerPoint)/ Trình độ tin học văn phòng tốt (MS Office, Excel, PowerPoint).
