**VẬN HÀNH/ OPERATIONS**:

- Giám sát đội ngũ nhân viên thuộc bộ phận Vận Hành (chuyên viên vận hành & CSKH, nhân viên buồng phòng, thực tập sinh, v.v), bao gồm nhưng không giới hạn các mục sau: sắp xếp lịch làm việc, phân phối công việc, đánh giá hiệu suất công việc, kiểm tra worksheet, v.v

Supervise the Operations team (Operations & Customer Care representatives, Housekeeping staff, trainees, etc.), including but not limiting to the following items: arranging the team's working schedule, distributing work tasks, checking worksheets, evaluating the team's working performance, etc.
- Phối hợp chặt chẽ với công ty bảo vệ và theo dõi hiệu suất công việc của các nhân viên bảo vệ trực tại toà nhà để đảm bảo an ninh và an toàn cho cư dân và tài sản trong khuôn viên các tòa nhà.

Coordinately closely with the security company and supervise the working performance of assigned security guards to ensure safety and security for residents and assets within the residence buildings.
- Quản lý các hệ thống/phần mềm phục vụ cho mục đích an ninh tòa nhà, bao gồm nhưng không giới hạn đến: hệ thống vân tay, hệ thống thẻ từ, hệ thống camera, v.v.

Manage the softwares/system being run for the purposes of safety and security of the residence buildings, including but not limiting to: fingerprint lock system, magenic key card system, camera system, etc.
- Làm việc với chủ đầu tư/nhân viên nội bộ/cơ quan/đối tác/nhà cung cấp dịch vụ bên ngoài để đảm bảo toàn bộ vấn đề/công việc bảo trì/bảo dưỡng trong các toà nhà đều được giải quyết kịp thời và hiệu quả, bao gồm nhưng không giới hạn các hạng mục sau: hệ thống PCCC, điện, nước, điện lạnh, chống thấm, nội thất gỗ, bảo trì hồ bơi, xử lý côn trùng.

Coordinate closely with the investors/internal employees/the Government authorities/service providers to ensure that all maintenance issues/tasks within the residence buildings are resolved timely and effectively, including but not limiting to the following items: the fire protection system, electricity, water, refrigeration, waterproofing issues, pool maintenance, pest control.
- Lên kế hoạch và phối hợp với những bộ phận/nhà cung cấp liên quan để đảm bảo phòng ngắn hạn và dài hạn luôn được set up đúng tiêu chuẩn đề ra cũng như nâng cấp tình trạng phòng, khu vực công cộng và các kho để đồ phục vụ cho việc vận hành kịp thời và hiệu quả.

Plan and coordinate with the relevant departments/suppliers to timely and effectively make sure both short-term and long-term rooms are set up as per the set room set up standard and upgrade the apartments, public areas and storage areas used for operations purposes.
- Đảm bảo quỹ tiền mặt của bộ phận Vận Hành được thu chi hiệu quả và đúng quy trình.

Ensure the cash funds of the Operations department are spent correctly and effectively following the established guidelines.
- Phối hợp với giám sát khối văn phòng để đảm bảo những công cụ/vật dụng phục vụ cho các mục đích vận hành được mua, bảo quản và sử dụng hiệu quả.

Coordinate with the Office Supervisor to ensure that tools/supplies needed for the operations purposes are purchased, kept and used effectively.

**CSKH/ CUSTOMER CARE**:

- Giám sát, theo dõi và đảm bảo các công việc nằm trong quy trình nhận phòng, chuyển phòng, trả phòng được thực hiện đầy đủ và hiệu quả.

Supervise and ensure that all necessary steps associated with the procedures of check-in, check-out, room moving are fully and effectively carried out.
- Giám sát quy trình các thủ tục giấy tờ liên quan đến khách hàng để đảm bảo các giấy tờ cần thiết được thực hiện kịp thời.

Oversee the customer-related paperwork procedures to ensure that all necessary paperworks are timely carried out.
- Giám sát và đảm bảo hệ thống (Channel Manager, Mailchimp, v.v) cũng như các file/folder thông tin liên quan đến bộ phận CSKH luôn được cập nhật và sử dụng hiệu quả.
