Role Overview

We are seeking a General Director to lead the development and long-term management of a portfolio of outlet villages in Vietnam: Factory Outlet, Mid-Tier Outlet Village, and Premium Outlet Village. This individual will take responsibility from the development stage—including planning, design, leasing strategy, and partnerships—through to the operational stage, where they will directly oversee day-to-day management and performance of all outlets once constructed and launched.

Key Responsibilities

Development Stage

• Lead strategic planning, market positioning, and master planning for all outlet projects.

• Oversee feasibility studies, financial projections, and ROI analyses.

• Direct design, construction, and layout flow with international consultants.

• Build the tenant mix strategy, secure key anchor tenants, and negotiate with global/local brands.

• Manage JV partnerships, consultants, and investors; ensure alignment with the parent company.

• Control project budgets, CAPEX, and report progress to the CEO of the parent company.

Operational Stage

• Serve as General Director of the outlet operating company, reporting to the CEO of the parent company.

• Take full P&L responsibility for the portfolio of outlet villages.

• Oversee daily operations of all outlets after completion, including leasing, tenant relations, retail operations, marketing, customer experience, and finance.

• Recruit, develop, and manage a high-performing management team for leasing, operations, marketing, and finance.

• Drive customer traffic through tourism partnerships, loyalty programs, and integrated marketing.

• Ensure best-in-class operational standards comparable to international outlet operators.

• Lead continuous growth initiatives, including expansion phases and potential new outlet sites.

Must have requirements

​​​​​​1. Lead the full project lifecycle—from planning, design, leasing, and partnerships to operational launch and outlet performance.

2. Manage premium outlet development.

3. Prefer profiles with end-to-end project experience (e.g., Project Development Director), not just operational/commercial management.

Qualifications

• 8+ years of experience in retail real estate, outlet development, or shopping centre operations.

• Proven success in delivering large-scale retail projects from development to operation.

• Strong leasing network with international and domestic brands across luxury, premium, and mid-tier categories.

• Demonstrated ability to manage full P&L and operational oversight.

• Deep knowledge of outlet/village formats and tourism-driven retail models.
