Chịu trách nhiệm
hoạch định, tổ chức và kiểm soát toàn bộ hoạt động vận hành BĐS
thuộc CT Planet, đảm bảo
chất lượng dịch vụ – an toàn – hiệu quả chi phí – tuân thủ pháp lý
.

1. Hoạch định & thiết lập vận hành

  • Xây dựng
    bộ máy nhân sự vận hành
    , quy trình, biểu mẫu, sổ tay O&M.
  • Lập và kiểm soát
    ngân sách vận hành
    , kế hoạch bảo trì định kỳ.
  • Lựa chọn và quản lý
    nhà thầu dịch vụ
    (an ninh, vệ sinh, kỹ thuật…).
  • Tiếp nhận, quản lý
    hồ sơ hoàn công, hồ sơ kỹ thuật, hồ sơ bàn giao
    .

2. Quản lý đơn vị quản lý ủy thác

  • Quản lý, giám sát ĐVQL theo
    hợp đồng ủy thác
    .
  • Kiểm tra ngân sách, báo cáo vận hành, nghiệm thu dịch vụ, thanh toán.
  • Phối hợp bàn giao tài sản, HMCC, hồ sơ kỹ thuật cho ĐVQL.

3. Khai thác & chất lượng dịch vụ

  • Đảm bảo
    chất lượng dịch vụ, tiện ích
    cho cư dân/khách hàng.
  • Xử lý sự cố phát sinh trong quá trình khai thác.
  • Lập kế hoạch vận hành các dự án
    chưa bàn giao Ban Quản Trị
    .

4. Quản lý rủi ro & tuân thủ

  • Quản lý bảo hiểm tài sản, PCCC, an toàn lao động.
  • Đánh giá và kiểm soát rủi ro vận hành, pháp lý, ngân sách.
  • Báo cáo và đề xuất biện pháp phòng ngừa rủi ro.

5. Quản lý hệ thống kỹ thuật

  • Giám sát vận hành
    24/7
    các hệ thống kỹ thuật.
  • Kiểm tra, đánh giá, đề xuất
    cải tạo – nâng cấp
    hệ thống.
  • Theo dõi, nghiệm thu
    nghĩa vụ bảo hành nhà thầu
    .

6. Nhân sự & đào tạo

  • Quản lý, đánh giá, phân công công việc đội ngũ vận hành.
  • Xây dựng và triển khai kế hoạch đào tạo nhân sự vận hành.

Yêu cầu

  • Tuổi: 35 – 50 | Tốt nghiệp ĐH trở lên (QTKD, Tài chính, Kinh tế, Luật).
  • ≥ 5 năm kinh nghiệm quản lý vận hành BĐS; ≥ 3 năm ở vị trí Director/Deputy Director tòa nhà/văn phòng hạng A.
  • Tiếng Anh thành thạo ( ưu tiên) kỹ năng quản lý tổng thể, xử lý vấn đề, giao tiếp – đàm phán tốt.
  • Tác phong chuyên nghiệp, chịu áp lực cao.
