OVERVIEW:

The Senior Specialist, Market Research is responsible for conducting market research, analysis, and providing recommendations for development strategies and market insights for Nam Long's projects.

The role also includes proposing development plans for new projects, preparing market research reports and specialized studies as assigned by the HOD.

RESPONSIBILITY

1. Macroeconomic Research:

  • Prepare quarterly and annual reports analyzing macroeconomic indicators and trends impacting the real estate market, including competitors, pricing, sales policies, and payment methods. Provide analyses and forecasts for the real estate market.

2. Competitor and Product Research:

  • Conduct competitor analysis, study product strategies, sales policies, and new project trends from competitors.
  • Recommend suitable product concepts aligned with Nam Long's development strategy and planning.
  • Propose product pricing and sales strategies for each development phase.
  • Collect, manage, and update data in the research database to support forecasting and analysis.
  • Coordinate with and monitor third-party consultants for outsourced research projects when necessary.

3. Thematic Research:

  • Collect and analyze economic, political, social, and industry-specific information for dedicated thematic studies.
  • Evaluate the impact of new laws, regulations, and policies on the real estate market.
  • Study and propose comprehensive product strategies (housing and related amenities/services) suitable for each development phase of NLG.
  • Develop product and amenity standards documentation for NLG's projects.
  • Prepare valuation analyses for residential and commercial real estate projects of Nam Long for various purposes.
  • Draft and update internal process documentation to enhance operational efficiency.

4. Other assigned duties
as required by management.

REQUIREMENTS & COMPETENCIES

1. Education & Experience

  • Bachelor's degree in Economics, Finance, Real Estate, or related disciplines.
  • Minimum of 3 years of experience in real estate market research.
  • English proficiency in listening, speaking, reading, and writing.

  • Strong understanding of the real estate industry and market research methodologies.
  • Ability to plan, organize, and manage work effectively.
  • Excellent analytical and report-writing skills.
