Property Maintenance Senior Specialist

This position will be responsible for Property Management operation in Prudential Hanoi Offices and support Property Management Manager in implementing departmental tasks and ensure the staffs have a good working environment following group and local regulations & standards.

Vị trí này sẽ chịu trách nhiệm về hoạt động Quản lý tài sản tại các văn phòng Prudential Hà Nội và hỗ trợ Quản lý trực tiếp trong các hoạt động triển khai các công việc của bộ phận, đảm bảo nhân viên có môi trường làm việc tốt, phù hợp theo tiêu chuẩn & quy định của tập đoàn và Việt Nam.

Job Responsibilities
_/ Phạm vi công việc_
- Walk the ground regularly to inspect the condition of the properties at Hanoi Offices and to highlight any works to be done through the appropriate plan and schedule
- Định kỳ kiểm tra tình trạng các tài sản trong các văn phòng Hà Nội, đánh dấu bất kỳ công việc nào cần thực hiện thông qua kế hoạch và lịch trình phù hợp_._
- Coordinate with Line Manager to deploy asset management system at Hanoi offices, and classify according to fitout, furniture, MEP and fire protection system, including repair and maintenance plans
- Phối hợp với Quản lý trực tiếp trong việc triển khai hệ thống quản lý tài sản tại văn phòng Hà Nội, phân loại theo hệ thống fitout, nội thất, MEP và PCCC, bao gồm các kế hoạch sửa chữa và bảo trì định kỳ_
- Manage service providers on maintenance works at Hanoi Offices and active obtain quotations for maintenance / improvement works were required from Line Manager
- Quản lý các nhà cung cấp dịch vụ bảo trì văn phòng ở Hà Nội và chủ động lấy báo giá cho các công việc bảo trì / cải tiến được yêu cầu từ Quản lý trực tiếp_
- Arrange and supervise the maintenance contractors’ works at Hanoi Offices and ensure works are properly performed
- Sắp xếp đăng ký thi công và giám sát các công việc thực hiện của nhà thầu tại 2 văn phòng Hà Nội và đảm bảo các công việc được thực hiện đúng yêu cầu_
- Coordinate with related departments (Procurement, Finance and etc.) to follow up on processes, documents for inspection and payment throughout the execution of related repair&maintenance works
- Phối hợp với các bộ phận liên quan (Mua sắm, Tài chính ) theo dõi quy trình, hồ sơ nghiệm thu, hồ sơ thanh toán trong suốt quá trình thực hiện sửa chữa & bảo dưỡng công trình liên quan._
- Support Line Manager to develop the periodic maintenance plan of all nationwide offices, and working closely with Property ManagementTeam to ensure works are properly performed on time as well.
- Hỗ trợ Quản lý trực tiếp xây dựng kế hoạch bảo trì định kỳ của tất cả các văn phòng trên toàn quốc, và phối hợp chặt chẽ với các thành viên trong phòng Quản lý Tài sản thực hiện các công việc bảo trì được thực hiện theo đúng tiến độ đề ra._
- Support Line Manager and Property Management Team to make maintenance, repairs, and property annual budgets and monitor the use of these budgets during the year
- Hỗ trợ quản lý trực tiếp cùng với các thành viên phòng Quản lý tài sản lập ngân sách bảo trì, sửa chữa tài sản hàng năm, và hỗ trợ giám sát việc sử dụng các ngân sách này trong năm._
- Assist other departments such as OE, HR, IT and etc. in implementation the company's business activities at Hanoi Offices
- Hỗ trợ các bộ phận khác trong công ty như HR, IT, OE trong việc triển khai các hoạt động chung của công ty tại văn phòng Hà Nội_
- Back up Property Management Manager (if required) to ensure no PM services interruption at Hanoi Offices.
- Hỗ trợ back up Property Manager trong thời gian đi vắng và được yêu cầu, đảm bảo các dịch vụ quản lý tài sản tại văn phòng Hà Nội không bị gián đoạn_
- Perform other tasks as appropriate within competence as assigned by Line Manager or Company management from time to time.
- Thực hiện các nhiệm vụ khác phù hợp theo thẩm quyền được quản lý trực tiếp hoặc Ban giám đốc giao cho_
