**Mô tả công việc**:
(Mức lương: 30 - 35 triệu VNĐ)
- Đánh giá việc thực hiện ngân sách, đánh giá hiệu quả hoạt động theo chuyên đề
- Tổ chức triển khai các chương trình/kế hoạch tối ưu hiệu quả
- Thẩm định đơn giá PQL cho các khu đô thị/tiện ích mới
- Thẩm định CSBH/BG ra hàng hoặc các trường hợp đặc thù
- Tổng hợp, đàm phán lãi suất cho vay người mua nhà (trong chính sách về HTLS, TNTH)
- Thẩm định các phương án kinh doanh, kết cấu giao dịch, tham gia đàm phán các giao dịch bán buôn
- Thẩm định các chính sách giá, chính sách kinh doanh và các thẩm định khác theo phạm vi phân công công việc/ yêu cầu của CBLĐ
- Thẩm định KHKD/KHNS các mảng quản lý đô thị, cho thuê văn phòng, cho thuê căn hộ
- Lập KHKD BĐS, thẩm định KHKD của BĐS CN
- Thẩm định KHNS của hoạt động S&M, BĐS CN,
- Cập nhật kế hoạch thu BĐS định kỳ
- Thẩm định Ngân sách các hoạt động KD phát sinh mới lần đầu hoặc mở rộng KD không theo kế hoạch ban đầu và các phát sinh khác ngoài Ngân sách
- Xây dựng và cải tiến hệ thống quản trị tài chính: các quy định quy chế về tài chính, bộ KPIs - chính sách hoa hồng, mẫu BCQT, mẫu triển khai Ngân sách, chuẩn hóa các nguyên tắc tài chính chung trong theo dõi quản trị...
- Xây dựng phương án tài chính để dùng đi vay
- Cung cấp thông tin cho KTĐN, tham gia xây dựng mô hình tài chính và định giá (phục vụ giao dịch, cung cấp cho Nhà đầu tư)
- Trả lời các câu hỏi DD của Bank, NĐT Bond, Rà soát các hợp đồng, side letter, Tham gia các deal M&A, huy động vốn theo phân công

Địa điểm: Tòa VP Techno Park, Khu đô thị Vinhomes Ocean Park, Đa Tốn, Gia Lâm, Hà Nội (Có xe đưa đón của Tập đoàn)

**Yêu cầu công việc**:

- Bằng cử nhân hoặc tương đương về Tài chính hoặc Kế toán
- Hơn 3 năm kinh nghiệm liên quan
- Ưu tiên ứng viên đã từng làm việc trong Big4 hoặc các vị trí liên quan khác trong công ty bất động sản
- Kỹ năng tài chính định lượng tốt, khả năng làm việc dưới áp lực cao, tư duy logic, v.v.
