Chief Engineer

I. Mô tả công việc - Job Description:

• Tổ chức, điều phối và kiểm soát toàn bộ hoạt động kỹ thuật của TTTM, bao gồm M&E, HVAC, PCCC, chiếu sáng, cấp thoát nước, thang máy, máy phát điện, BMS, năng lượng.
  
  Organize, coordinate, and supervise all engineering operations of the mall, including M&E, HVAC, Fire Protection, lighting, plumbing, elevators, generators, BMS, and energy systems.
• Đảm bảo hệ thống kỹ thuật vận hành liên tục, an toàn, hiệu quả và tuân thủ tiêu chuẩn kỹ thuật, an toàn lao động và quy định pháp luật.
  
  Ensure continuous, safe, and efficient operation of technical systems in compliance with standards, safety, and legal requirements.
• Giám sát bảo trì định kỳ, bảo trì dự phòng, khắc phục sự cố kỹ thuật và xử lý tình huống khẩn cấp kịp thời.
  
  Oversee preventive/corrective maintenance and ensure prompt troubleshooting and emergency handling.
• Lập kế hoạch bảo trì cải tạo hệ thống kỹ thuật ngắn hạn và dài hạn; xây dựng và kiểm soát ngân sách bảo trì hàng năm.
  
  Plan preventive/corrective maintenance and technical upgrades; prepare and control annual maintenance budgets.
• Quản lý ngân sách kỹ thuật tổng thể: chi phí điện nước, bảo trì, vật tư, đầu tư hệ thống.
  
  Manage overall engineering budget including utilities, maintenance, materials, and CAPEX for upgrades.
• Kiểm soát vật tư, thiết bị kỹ thuật: tồn kho, đặt hàng, bảo quản, sử dụng hợp lý.
  
  Control technical inventory: stock levels, procurement, storage, and usage.
• Lập danh sách, tổ chức mời thầu, đánh giá và quản lý nhà thầu bảo trì/cải tạo kỹ thuật.
  
  Establish vendor lists, manage bidding, evaluate and supervise contractors.
• Giám sát thi công của nhà thầu, đảm bảo tiến độ, chất lượng, an toàn và phối hợp nghiệm thu thanh toán.
  
  Supervise contractors to meet deadlines, quality, safety, and coordinate acceptance/payment.
• Báo cáo định kỳ về tiêu hao năng lượng, sự cố kỹ thuật, chi phí, hiệu quả bảo trì và đề xuất cải tiến.
  
  Provide regular reports on energy use, incidents, costs, maintenance performance, and improvements.
• Đề xuất giải pháp tiết kiệm năng lượng, cải tiến kỹ thuật nhằm tối ưu hiệu suất và chi phí.
  
  Propose energy-saving solutions and technical improvements for better efficiency and cost optimization.
• Quản lý rủi ro kỹ thuật liên quan đến an toàn điện, PCCC, vận hành thiết bị và khách thuê.
  
  Manage technical risks including electrical safety, fire protection, equipment operation, and tenant-related risks.
• Tuyển dụng, đào tạo, phân công công việc và hướng dẫn đội ngũ kỹ thuật (nhân viên, tổ trưởng, giám sát, phó phòng).
  
  Recruit, train, assign tasks, and guide the engineering team (technicians, leaders, supervisors, deputies).
• Đánh giá hiệu suất, xây dựng kế hoạch phát triển đội ngũ và lộ trình kế thừa.
  
  Conduct performance evaluations and develop team succession and growth plans.
• Đại diện bộ phận Kỹ thuật trong các cuộc họp vận hành, an toàn, PCCC.
  
  Represent the Engineering Department in operations, safety, and fire protection meetings.

II. Yêu cầu ứng viên - Qualifications:

• Tốt nghiệp Đại học chuyên ngành Điện, Cơ khí, Điện lạnh, MEP hoặc tương đương.
  
  University degree in Electrical, Mechanical, Refrigeration, MEP Engineering or equivalent.
• Tối thiểu 5 năm kinh nghiệm trong lĩnh vực kỹ thuật tòa nhà, trong đó ít nhất 3 năm ở vị trí quản lý.
  
  Minimum 5 years of experience in building engineering, with at least 3 years in a managerial role.
• Am hiểu hệ thống kỹ thuật tòa nhà (M&E, HVAC, ELV, PCCC...); thành thạo đọc bản vẽ, AutoCAD, MS Office, BMS.
  
  Strong knowledge of building systems (M&E, HVAC, ELV, Fire Protection); proficient in drawings, AutoCAD, MS Office, and BMS.
• Có kinh nghiệm quản lý bảo trì sửa chữa giám sát thi công kỹ thuật.
  
  Experienced in managing maintenance, repair, and technical supervision.
• Kỹ năng giải quyết vấn đề, tư duy hệ thống, phản ứng nhanh trong tình huống khẩn cấp.
  
  Problem-solving, systems thinking, quick response in emergencies.
• Kỹ năng giao tiếp, đàm phán, phối hợp tốt với phòng ban, nhà thầu, khách thuê.
  
  Strong communication, negotiation, and coordination with departments, vendors, and tenants.
• Kỹ năng lãnh đạo, huấn luyện và phát triển nhân viên; tinh thần trách nhiệm, trung thực, linh hoạt và chịu áp lực cao.
  
  Strong leadership, coaching, staff development; responsible, honest, adaptable, and able to work under pressure.
