Head of Residential Property Management

Savills Property Management Department manages a range of commercial and residential properties in Vietnam. our services are tailored to meet client’s needs, with a long-term focus on the sustainability of the buildings. The Head of Residential Property Management oversees our management residential projects, he/she will assume responsibility for the overall management of internal and external property staff, tenant and client relations and building operations, in support of optimizing clients’ asset values.
**There are many exciting components to this role which include, but are not limited, to the following areas**:
**Operation**- Complete and formalize all required document and steps for the Residents Meetings (annual or unusual) in accordance with the laws.
- Build up and formalize the document for operation training at the project.
- Compiles, prepares, and presents the delivery of written and/or oral reports to Dept Head.
- Overall responsibility for ensuring that projects developed and/or managed remain fiscally sound, affordable, and well maintained, and that they feature a comprehensive tenant services component.
- For new projects, assisting with the management contracts, initial budgets, and site planning for optimal long-term property performance and Collaborates with the Property Manager development activity and client portfolio refinancing.
**Business Development**-
- Participates in formulating and administering company policies and developing long-range goals and objectives.
- Researches, investigates, analyzes affordable housing management industry trends and developments, and in accordance with these trends/developments, prepares forecasts, action plans and recommendations for the Dept Head.
- Negotiates, executes, and evaluates new/existing property management contracts ensuring proper staffing, funding, building/equipment safety and regulatory compliance.
- Involve, recommendation and/or execute the consultant works for Dept Head.
**Financial**:
- Develops annual operating budgets and monitors operational expenses on a regular basis and implements strategies to ensure expenditures remain within prescribed budgets.
- Reviews, analyzes, interprets, and summarizes annual operating budgets, monthly financial and progress reports and annual audited financial statements for all projects related to Property Management.
- Manages service contract negotiations and implements purchasing and expense control strategies to help them to stay competitive within the market.
**Training**:
- Ensure all project staff are well trained on skills and company regulations.
- Envolve orientation training for senior staff at the projects
**Financial**:
Involving on hiring the senior positions for the project (Property Managers, PM Assistant, CS Manager and Chief Engineer)
- Planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
- Keep high rate of staff retaining by training, rotation, and promotion plans.
**SKILLS AND EXPERIENCE EXPECTATIONS**5-year experience in building operations and property management of residential properties, coupled with at least 3 years supervisory/management experience preferably in a nonprofit and/or co-op housing environment.
- Proven ability to direct department activities.
- Good knowledge of the affordable housing industry and applicable federal, municipal, and local government regulations.
- Excellent verbal and written communication skills and ability to maintain productive, long-term relations with the clients.
- Thorough knowledge of general maintenance procedures, budgeting principles, electrical/mechanical systems, and life-cycle costing.
- Proven leadership and mentoring abilities
- Good organizational skills and ability to work efficiently under pressure to manage multiple tasks and prioritize for completion.Preferred Qualifications include: Equivalent professional education; Computer proficiency, particularly MS Office, (Excel, Word); Certificate of Building Management.
