**Mô tả**:

- General Purpose
- As Operation Manager of Head Office, be responsible for management and operation of multiple buildings in a comprehensive manner under the direction of Japanese General Manager. Direct and coordinate with Property Managers and Operation team of all buildings. Required extensive experience and high management skills.
- The Operations manager is responsible for ensuring and improving the performance, productivity, efficiency and profitability of departmental and organizational operations through the provision of effective methods and strategies.
- Responsible for the overall management of assigned residential or commercial properties to satisfy the requirements of the ownership and tenants, to preserve and increase the value and integrity of the properties and to meet the financial objectives of the ownership and management.

Main Job Tasks,

**Responsibilities**:

- The role works alongside the Property Manager of Projects and is a person who has excellent general knowledge of operations in both pre-opening and operational stages of the commercial field & residential field.
- The person must be a creative self-starter, with the ability to work independent and work quicker to meet deadlines and solve issues as they present.
- The person must be versed in the budget planning process for both pre-opening projects and existing projects. Supervise and control operational budgets. Plan effective strategies for the financial wellbeing of the company. A rich knowledge of a project’s Profit & Loss is fundamental.
- Experience with commercial, marketing and revenue management disciplines is required.
- The ability to identify opportunities to improve an assets value and to improve bottom line performance is expected. At the same time the person is to be skilled in identifying project and operational risks. Project leadership of designated projects is a task assigned and undertaken often within the role.
- Coordinate, manage and monitor the workings of projects in the organization.
- Manage the compliance and implementation all company policies and procedures to ensure operational excellence and achieve above minimum expectations in Operational Reviews.
- Consult and advice to Management Board on all of projects’ stuff. Also on behalf of Management Board to solve projects matters timely.

- A strong understanding of the way Group conducts business and is an advocate of the company’s culture.
- Capability to liaise effectively and efficiently with multiple internal and external.
- Ability to create, develop and operate projects with speed and to a high standard.

- Support and train others to deliver work to a high standard.
- Be able to promote teamwork within and across the business.
- Install a culture of professionalism through each touch point of the project.

- Has the ability to show strong self-awareness and self-regulation whilst executing the job to a high standard.
- Capable to work with others to meet project time-lines.

- Effective in delivering and supporting the Management Board message in a professional manner, across of projects.

- Be comfortable advancing work where decisions are required and takes responsibility for these decisions.

Commercial Awareness
- At all times the person must make decisions that positively impacts the company’s business, being its people, financial, sustainable related.

Development Relationships
- Display a strong ability to harvest relationships across a range of internal and external.

Planning
- Remains an effective planning of time and people to ensure deadlines are well known and achieved.

Analyzing Information
- Capable to extract the real and right meaning from people, reports and on-site field information that supports clear commercial and projects decision making.

**Yêu cầu chung**:

- Degree in Business, Hospitality, Project Management majors.
- Fluent in English (speaking, listening, reading and writing)
- Proficient in the use of Microsoft Office (Word; Excel; Power point)
- 10 - 15 years of operational experience across a variety commercial preferred.
- Excellent communication skills, tasks and project manager driven.
- Logical, strong
- minded, decisive and able to work under pressure
